Terms of Service

1. General Terms

These terms of service govern the use of hald.ee. The service is operated by Hüwa OÜ (registry code 16323068). By creating an account, you agree to these terms.

The service is available to persons who are at least 18 years old or to legal representatives of apartment associations.

2. Service Description

hald.ee is an apartment association management platform that provides the following capabilities:

• Association administration and management
• Apartment and owner management
• Bookkeeping and invoicing
• Meter reading tracking
• Document management
• Internal communication and messaging

3. Account Registration and Use

Creating an account requires a valid email address and accurate information. You are responsible for the security of your password.

• Each person may hold one account
• Account sharing with other persons is prohibited
• Unauthorized access must be reported immediately to info@hald.ee

4. User Obligations

Users agree to:

• Provide accurate and up-to-date information
• Use the service lawfully
• Not attempt unauthorized access to the system
• Not upload malicious content
• Comply with apartment association rules when using the messaging features

5. Intellectual Property

All platform content, design, and source code are the property of Hüwa OÜ. Users retain rights to their own uploaded content.

Users grant Hüwa OÜ a license to store and display user content for the purpose of operating the service. This license applies only to the extent necessary for providing the service.

6. Service Availability

The service is provided on an "as is" basis. Hüwa OÜ aims to provide high availability but does not guarantee uninterrupted access.

Maintenance windows may occur from time to time. Hüwa OÜ will provide advance notice of planned maintenance when possible.

7. Limitation of Liability

Hüwa OÜ is not liable for:

• Indirect damages
• Data loss due to user negligence
• Third-party service outages
• Decisions made based on platform data

The maximum liability of Hüwa OÜ is limited to the fees paid by the user in the last 12 months, or 100 EUR, whichever is greater.

8. Termination

Either party may terminate the agreement:

• User — by deleting their account
• Hüwa OÜ — by suspending or deleting the account for violation of these terms

Upon termination, the user may request a data export within 30 days. After 30 days, data will be deleted in accordance with the privacy policy retention terms.

9. Changes to Terms

Hüwa OÜ may update these terms. Users will be notified of material changes by email or through an in-app notification.

Continued use of the service after notification constitutes acceptance of the changes. If you do not agree with the changes, you may delete your account.

10. Governing Law

These terms are governed by the laws of the Republic of Estonia. Disputes shall be resolved first through negotiation. If no agreement is reached, disputes shall be resolved through the Harju County Court.
